A tenancy does not end on the day you carry out the last box. It ends through a short sequence of steps: you decide to leave, you give notice, you move out, the property is inspected and the keys are returned. Cleaning sits in the middle of that sequence, and where you place it affects how calm the whole process feels. This page follows the end of a tenancy from start to finish and shows where a professional clean fits.
What end of tenancy cleaning means
End of tenancy cleaning, end of lease cleaning and bond cleaning are closely related names for the same job: cleaning a rental so it can be handed back. Different agents and tenants use different words. At Australia Bond Cleaning the service is called Bond & End of Lease Cleaning, it starts from $280, and it is the service this business was named for.
Step one: read your lease and condition report
Before you plan anything, find your lease and the entry condition report from when you moved in. These two documents tell you what you agreed to and what state the property was in on day one. Note any marks, stains or wear already recorded, because you should not be expected to remove what was there before you arrived.
Step two: give notice and fix your dates
Your lease sets out how much notice you must give and when the tenancy ends. Once you have your handover date, work backwards from it. You need a day when the property is empty, a day for cleaning, and a buffer before the keys go back. Bookings with us are usually within two to four business days, so you can lock in a cleaning date once your move-out date is settled.
Step three: pack in the right order
Pack the rooms you use least first and leave the kitchen and bathroom until last. Use up food so the fridge, freezer and pantry can be emptied. The property is far easier to clean when it is empty, because wardrobes, cupboards, skirting and floors can all be reached.
Step four: the clean
This is the part we take off your list. Our Bond & End of Lease Cleaning covers:
- Inside all cupboards, drawers and wardrobes
- Oven, cooktop, range hood and dishwasher
- Bathroom and laundry fully descaled
- Windows, tracks, sills and flyscreens
- Garage sweep and cobweb removal
- A 7-day re-clean guarantee, in writing
We clean to the REIV exit condition standard. If you also need carpets done, carpet steam cleaning uses truck-mounted hot water extraction, starts from $35/room and includes spot and stain treatment. Window cleaning starts from $8/window. Bundles are quoted as one job.
Step five: the final inspection
After the clean, the property manager inspects the property and compares it with the entry report. If they raise a cleaning issue within 7 days, we come back and fix it free of charge. To use that guarantee well, tell us as soon as the agent gets in touch, and pass on what was raised in writing.
Step six: return the keys
Keep your invoice, your photos and your written guarantee until the process is fully finished. Return keys, remotes and any access cards as your lease requires.
Where end of tenancy cleaning goes wrong
Most problems are about sequence, not effort. Tenants book too late and find the date they wanted is taken. They clean before the furniture is out and have to clean twice. They forget that carpets and windows are separate jobs. Or they hand back keys before checking the result. Working from a dated plan avoids all four.
Doing part of it yourself
Some jobs only you can do: clearing belongings, emptying the fridge and bins, removing hooks and fixings, and redirecting your mail. The heavy cleaning is a different matter. The oven, range hood, bathroom descale, window tracks and flyscreens take time and the right products. Doing your part first and then handing over the heavy cleaning is a sensible split.
